Strategy

We are almost - next Wednesday - at the 90 day mark since listing this place, little active nibbling. This afternoon our realtor come over to discuss - responding to my inquiry last week - strategy options.

We will listen with interest, then get praying about what if anything to do.

Main considerations - we want to be out of here by Fall. We want to be out of here with enough in our purse to acquire a suitable place yonder.

We shall see - please to keep praying.

Strategy options:
Lower your price.
Fix stuff and raise your price.
Owner financing of buyer
Rent until you sell
Fire the realtor?
Keep praying and do what you are led to do day by day...

Is it unusual for a comparable property in your area to be on the market this long? I've gotten the impression that it isn't...

We are a somewhat unusual property - but we are still within reasonably normal time lines.

And tomorrow, our first showing since the revision. Not holding our breath - but if it were the last needed that would not break our hearts.

It has been far too much a while, but one of our rare showings is up for tomorrow afternoon. We are strenuously praying for a shift in this logjam.

Last Friday the listing on our house was up, and it unsold. We found out about the expiration immediately - hosts of hungry realtors calling or writing to get us to relist with them.

After talk, prayer, research, we are down to this - tomorrow we decide whether to relist Now, or in a month, or in January, and whether to stay with our current realyor or go to A [highly improbable] or B [quite possible].

At present we are leaning toward listing in January with our present - well, technically former - agent.

But as God wills it It is not the realtor who will dispose of it.

Current realtor is a realtor in name only if he does not market your home aggressively enough to get that house sold in all these many months.
I understand that you sometimes get snow in the winter.
I try not to drive when there is frost on my car windshield and certainly would not be walking around outside looking at houses in the winter.
We have a lot of mud and rain in winter and that is not a happy experience either.
Maybe in early April when there is no more danger of frost and the flowers in the beds around the house have been blooming for a month...
